Protekle sedmice predstavljen značajan projekat na prostoru sadašnje luke
„Grad na vodi“ – projekat 21. veka

Obilje zelenila, mnoštvo pešačkih i biciklističkih zona, manjih gradskih trgova i zgrada različite visine u roku od 18 godina nići će na prostoru Luke „Beograd“. Na 107 hektara beogradskog priobalja biće izgrađeno oko 2,5 miliona kvadrata stambenog i poslovnog prostora, a vrednost ove investicije dostićiće pet milijardi evra.

Budući „grad na vodi“ pokriće zonu od centra grada pa do same obale Dunava. Njegova izgradnja biće podeljena u četiri faze, a neki delovi će već nakon dve ili tri godine dobiti sasvim novi izgled.

- Ovo je mega projekat i investicije će morati da pređu granice naše zemlje. U njih će biti uključene i republičke strukture. Kad projekat zaživi, biće otvoreno oko 44.000 radnih mesta. Samo gradski budžet bi od ovog posla mogao da oseti priliv od sedam milijardi evra - kaže Ivana Veselinović, predsednica kompanije Luka „Beograd”.
O veličini ovog projekta dovoljno govori to što su na njegovoj izradi angažovana najveća imena svetske arhitekture. Daniel Libeskind i Jan Gel radili su projekte za uređenje Njujorka, Melburna, Sidneja, Singapura, Pariza i drugih svetskih metropola. Osim njih, na izgradnji „grada na vodi” radi još oko 28.000 domaćih i stranih stručnjaka, a očekuje se da će kompletan projekat biti gotov za dve godine. Nakon toga on će biti ponuđen investitorima.

Jan Gel je u prvoj fazi projektovanja zamislio da na prostoru Luke „Beograd” budu izgrađeni kvartovi susedstva, koji će sada nepristupačnu obalu povezati sa centrom grada. Prva će se na obalu reke spustiti Francuska ulica, a mesto susreta bila bi reprezentativna javna zgrada, koja bi se „ulivala” u Dunav. Zamišljeno je da se ovaj objekat vidi i sa Trga Republike. Ovim projektom takođe je predviđeno da u zoni dunavske obale bude izgrađeno što više trgova, parkova, zelenih površina, pešačkih i biciklističkih staza, kako bi ovaj deo grada postao primamljiv za Beograđane.
- Ovaj grad ima jak identitet i bitno je da takav budu i uz reku. Možda čak jači i dinamičniji. Beograd je živ i to je potrebno stvoriti i na Dunavu – rekao je Gel prošle nedelje, prilikom još jednog boravka u našem gradu.
U “gradu na vodi” biće izgrađeno i mnoštvo zgrada. Stambene će imati najviše šest spratova, od kojih će neke biti zidane od providnih materijala.
- Svi odgovori za dobre gradove leže u samom čoveku, dobra arhitektura počinje od ljudi, a završava se sa zgradama. Zato uvek ponavljam „prvo čovek, pa prostor i tek onda zgrade” – dodaje Gel.
U Luci „Beograd” kažu da je ovaj projekat samo početak stvaranja vizije koja će ulepšati Beograd u celini i učiniti ga prepoznatljivim na svim mapama sveta. Oni predviđaju da će „grad na vodi” postati novi turistički centar, ne samo regiona, već i cele Evrope.

Zašto Beogradu ne treba luka
Beogradska luka je jedna od poslednjih u Evropi koja čeka tzv. reurbanizaciju, koja podraziumeva da se lučke usluge presele u obližnje objekte. U Pančevu se sada godišnje pretovari 730 hiljada tona razne robe, u Novom Sadu 750 hiljada tona, dok kroz beogradsku luku prođe samo 400 hiljada tona godišnje. U poređenju sa nekim drugim lukama na Dunavu godišnji prihod beogradske luke od oko tri ,miliona evra je gotovo zanemarljiv, jer luka u Bratislavi prihoduje 26 miliona evra, Beč 45 miliona avra, a Konstanca čak 59 miliona evra godišnje.

» Introduction

The first regional shopping centre will feature 130,000 square metres of gross buildable space in one of the best locations in the city, which could be labelled the very heart of the city. The intention of MPC Properties is to create a modern and sophisticated atmosphere where shopping, entertainment, and business can be combined.

Over 160 exclusive stores from famous domestic and foreign brands will be located in the shopping centre. Many of these brands are making their first appearance on the Serbian market. Ada Ciganlija Bridge

» Introduction

The Belgrade city government has announced a public announcement for the collection of offers by way of competition for the completion of an ideal project for the bridge over the Sava river at Ada Ciganlija. This bridge represents the most important element of the future Belgrade traffic network, which is the inner half-ring road which stretches from New Belgrade to the Pancevo bridge.

The competition also seeks to obtain the completion of a feasibility study, study of its effect on living standards, and the strategy for the part of the inner half-ring road from ul. Omladinskih Brigada to ul. Paštroviceva.

The city council has today agreed upon the proposal to take out a credit from the European Bank for Reconstruction and Development in the amount of 69.9 million Euros for the construction of the bridge over the Sava river at Ada Ciganlija. The total amount to be invested in the construction of this bridge and its accompanying roads and ramps will cost 161 million Euros with 87.9 million Euros being provided by the city budget along with a 3 million Euro donation from the European Agency for Reconstruction. The construction of only the bridge will cost between 80 and 90 million Euros.

The city manager provided some more information on the credit provided and stated that the city's representatives have been having negotiations for more than a year with the EBRD to get the best conditions possible. He emphasized that the bridge over Ada Ciganlija is essential for the further development of traffic in Belgrade and the city has been working tirelessly on this project for over 3 years. The city did not have all the funds necessary for the projects, so taking out a loan was required.

Of the 69.6 million Euros to be loaned to the city of Belgrade, 49.6 million Euros will be provided by the EBRD while 20 million Euros will be offered by a commercial bank that the EBRD chooses. This is important for the city as it will show commercial banks that they are capable to take out loans. In addition, the EBRD did not ask for any guarantees from the Federal government as it assessed that the city was able to pay back its own debt.

The total interest rate on the credit will be slighlty less than 5 percent, which is extremely good for the conditions on this market. If the financial situation of the city budget improves and Belgrade receives a better credit rating, the interest rate can be lowered in steps. As a result, the city will soon announce a tender to choose an agency that will determine the exact credit rating of the city.

The city says that it is their wish to spend all the money by the end of 2009 and the debt will start to be paid off on July 21, 2010, which means that the city has received a grace period of 4 years. Taking this credit will not damage te city budget and analysis has shown that in 2011, which will be the hardest for paying of credit, 26 million Euros will need to be returned, which is approximately 5 percent of the current budget. However it is expected that by that time, the city budget will be increased by at least 10 percent.

He expressed the expectation that construction of the accompanying roads and bridge will start by the end of next year. The city has tried very hard to ensure that domestic construction companies will be offered the same chances as international ones during the tender to choose the company for its construction, but the standard quality of its construction will be very high.

The mayor also mentioned that a loan with such benefitial conditions has not been given to any other cities in the reason and has said that it is his personal goal to ensure that the construction of this bridge be completed by 2009.

The credit from the EBRD was taken to finance the construction of the bridge, while everything else will be built with the city's own finances, allowing a domestic tender will be announced to allow domestic companies to participate in its construction. He also reminded everyone that the investment in the accompanying components is almost equal to the amount for the bridge itself.

» Introduction

The site is located in the very centre of the historical core of Belgrade, close to the main city park, Kalemegdan, and the old city fortress which overlooks the Sava and Danube. It is situated between Vasina street and along the main pedestrian street Knez Mihajlova, within the commercial and business zone of the city centre which stretches to the Republic Square, Terazije and Slavija Square, a new regional business centre of the Balkans.

The surface area of the site (lot) is approximately 0.78 hectares. The proposed luxurious 200 rooms hotel, catering and other commercial facilities in the function of the hotel, are located in the zone along Tadeuša Košcuška and Uzun Mirkova streets. Retail and commercial facilities are located in the zone between Kralja Petra and Rajiceva streets. Both zones are connected with floors above ground and at the underground level (commercial facilities and garages).

The main characteristic of the site is its exclusive multi- functional urban environment within a historical setting, In that sense the future facility has certain commitments concerning historical heredity and the surrounding public facilities - the pedestrian zone and public places (a small public square has been planned on the site, next to the City library).

The authors of the project are arch. Milan and Vladimir Lojanica.

The solution proposes that the latest technology for security, safety, pereservation, and climate control be installed.

Modern ist nicht immer gleich Schön. Beograd braucht Projekte die zur Stadt passen und gleichzeitig moderne Sehenswürdigkeiten von Belgrad werden.

nun die Belgrader kopieren ihre brüder in Banja Luka und das würde ich "Gigantismus in Belgrad" nennen :D
