Verano object - Trosarina

The land is located in a densely populated residential just, 5-6 km from downtown Belgrade, to which it is very well connected by bus and tram lines. in its vicinity are densely populated suburban housing projects, as well as a major traffic turning point for buses and trams - Trosarina: The highway is also near. Near this terrain is situated the largest Peugeot show room - Blue Box in the country, also owned by the Verano Group.

The surface area of the terrain is three hectares. The facilities that are currently on it are planned for demolition and potential investors can use them accordingly to their needs. The location is suitable for the construction of a business center, a shopping mall or a multiplex cinema, considering the fact that nothing of the kind is to be found in its vicinity.

Reconstruction of Nemanjina street

Nemanjina street is one of the most important streets in the city centre of Belgrade. Due to reconstruction efforts, it has been completely closed to traffic. The reconstruction should be finished by February or March 2006. Reconstruction works include renovation of the tram network, installation of a tiled sidewalk, new asphalt for the street, and new underground installations.

Societe Generale Building

Hotel Srbija Reconstruction

The new managment of Hotel Srbija has proposed a reconstruction plan for the hotel. This proposal was shown to the Minister of Trade and Tourism, Bojan Dimitrijević, at a meeting in the hotel. The hotel is one of the largest in the city with over 19 floors and it was privatized a couple of months ago. The reconstruction plan would see the hotel receive a glass facade and a complete renewal of its interior. Two floors would be added to the hotel and an underground garage will be built. The total number of rooms in the hotel will be cut down in order to make more spacious rooms. The reconstruction will take two years and will cost approximately 10 million Euros. When completed, the hotel should have four stars.

Stari Mlin Complex

The Old Mill next to the Belgrade fair and Bigz buildings currently looks like a ruin, but it will be reconstructed along with the addition of some new buildings that will rise. It is protected by law as the oldest mill of its kind in Balkans (built in 1904) and the main building will have to be conserved according to strict conditions. Other objects like warehouses will be demolished to make space for new buildings.

BAIBA - Belgrade Airport International Business Area


The 40-acre lot near the airport is zoned for up to 110,000 sq.m. of commercial, entertainment, and hotel space.

Aura Investments Ltd. (TASE:AURA) has signed an MOU with a third party to buy rights to a 40-acre lot Belgrade, Serbia, for €11 million. Aura is holding a bond issue on the Tel Aviv Stock Exchange (TASE).

Aura notified the Tel Aviv Stock Exchange (TASE) today that the lot was adjacent to the highway linking Belgrade with Zagreb, Croatia, and located near the city airport, about 2 km. from Belgrade’s suburbs. The lot is zoned for up to 110,000 sq.m. of commercial, entertainment, and hotel gross space. Aura and its partner have not yet decided which of these uses will be utilized.

Verano object - Blok 23

The terrain is located in the Novi Beograd municipality that with its 600 000 inhabitants is the largest in belgrade. It is situated adjacent to the highway leading to the airport. Across the highway is the new traffic loop linking it to a hosuing project, as well as the recently finished Belgrade Arena. The latter has 20 000 seats and 55 000 m² of business space and represents the center of future sporting and other cultural events, being the largest sports arena in this part of Europe. Owning land in its vincinity opens a wide range of possibilities to future investors. In the wider surroundings of this terrain are the construction sites of residential and business facillities, which ilustrate well the increased growth of this area.

The total surface area of the land is 1,54 hectares. Due to its position and the vicinity of main traffic arteries and the airport, it is best for the building of a hotel or business center.

Ada Ciganlija Bridge

The Belgrade city government has announced a public announcement for the collection of offers by way of competition for the completion of an ideal project for the bridge over the Sava river at Ada Ciganlija. This bridge represents the most important element of the future Belgrade traffic network, which is the inner half-ring road which stretches from New Belgrade to the Pancevo bridge.

The competition also seeks to obtain the completion of a feasibility study, study of its effect on living standards, and the strategy for the part of the inner half-ring road from ul. Omladinskih Brigada to ul. Paštroviceva.



The first place award was given to Ponting from Maribor, which was partnered DDC from Ljubljana and the Centre for Roads Vojvodina from Novi Sad. This bridge towers at 200 metres.

The second place prize was awarded to Gradis Biro from Mariboro, which was partnered with the Institute for Roads in Belgrade.

The third award was given to Ramboll Denmark and Filos Engineering from Belgrade along with Sund & Baelt Partner Denmark, KHR arkitekter AS Virum, and Juginus from Belgrade.

Reconstruction of cultural center "Rakovica"

Centar za kulturu i obrazovanje Rakovica uskoro postaje gradilište i dobiće novi izgled za dve godine. Na oko 3.000 kvadrata biće prostor za operu i balet, muzičku školu i galeriju. Obim troškova je oko 2,2 miliona evra.

Sadašnje zdanje centra za kulturu i obrazovanje Rakovica dobiće za dve godine novi izgled. Objekat će biti proširen i rekonstruisan i kako tvrdi direktor centra Slobodan Veljković predstavljaće novu scenu opere, baleta i pozorišta koja će biti van uobičajenog kruga dvojke.

Ova ustanova nalazi se samo dva kilometra od Belog dvora, a tu su i Košutnjak i Topčider. Na opštinama južno od Autokomand, gde nema ni jedne scene živi oko 300.000 ljudi. Beograd je metropola i ne mogu sve ustanove kulture biti centrisane u strogom centru grada, kao što određen broj ljudi misli, zalažući se za novu operu na Trgu.

Iz gradskog budžeta izdvojena su sredstva za izradu planova za generalnu rekonstrukciju i nadgradnju centra.

Novo zdanje imaće oko 3000 kvadrata. Scena će biti široka 14 metara, što će omogućiti idealne uslove za izvođenje drama, baleta i opere. Na tom prvom nivou biće smešteno i pozorište. U gornjem nadograđenom delu nalaziće se muzička škola ''Davorin Jenko'', dok če u prizemlju biti galerija.

Početak gradnje očekuje se sledeće godine i prema procenama ceo projekat će koštati oko 2,2 miliona evra.

Idejno rešenje budućeg izgleda Centra, koji će se zvati KUCERA, radio je atelje ''Romantična arhitektura''.

University Village - Blok 67

Blok 67 in New Belgrade is a very large site of approximately 13.8 hectares, very close to the commercial center of New Belgrade. It is surrounded by good roads with modern infrastructure, and has excellent access to all parts of the city and to the existing sports centers. For these reasons, Blok 67 has been identified as the optimal location for the future "sports village" that is to be built for the 25th Summer Universiade in 2009, in Belgrade.

After the Universiade 2009, the "sports village" will become an attractive new residential area with various unique facilities.
