For Park Apartments:
After completing the office building “GTC HOUSE”, GTC International launches construction of a new facility in Belgrade – the business and residential complex in New Belgrade’s Block 19A, comprising the area of 60,000 m2.

Austrian construction company “Alpine“, which is already engaged in two significant projects in Belgrade, has been selected for the main contractor at an international tender. The company won the tender after an intense competition from local and international firms. This is a significant construction agreement and GTC is proud to have Alpine as a partner. Alpine is the 2nd largest Austrian contractors with a magnificent reputation in construction and civil engineering. The hand over of the site has taken place between GTC and Alpine and the contractor now takes full responsibility over delivery deadlines. Construction is to commence next week, and the first development phase will be finalised in the fourth quarter of 2007.

Chief architect on the design is Mr Božidar Putnikovic, of design studio “Slavija Biro“ and the whole project is managed by EC Harris International, a well respected and recognized name throughout the world in cost and project management. Construction finance of the “19 Avenue” office building by the European Bank for Reconstruction and Development and Raiffeisen Zentral Bank.

The exclusive sales and leasing agent is Colliers International. The sales process which started in October 2005, has shown tremendous results and over 50 apartments have been sold representing over 45% of Phase 1 of the residential building, which indicates that market obviously trusts developer due to it’s reputation and quality building. 20% of the office space in the 19 Avenue office building is in advanced stage of negotiations for leasing with serious and reputable foreign organizations.

The new project – “Park Apartments” condominium and the “19 Avenue” office building will be located between Milentija Popovica St., Treci bulevar and Vladimira Popovica St. The project will comprise 20.000 m2 of residential space, 20.000 m2 of office space and 20.000 m2 of garage space on twolevel underground parking.

GTC will provide a different standard of lifestyle and living environment in a new modern apartment building the likes of which has never been seen before in Belgrade. “Park Apartments” condominium will be real miniature city within the city, with a wide range of housing units, a two level underground parking lot, green central atrium, fitness centre, a convenience store and many other stores. The complex will be of completely closed type, with 24-hour reception desk and security services. Another specific feature is related to construction of this new complex – some 10 penthouse apartments which will, with their luxury, space of 180 m2, gardens and terraces in the size of apartments, be more than attractive to people who can afford such a lifestyle.

“The 19 Avenue” will be completely equipped with high-tech telecommunication devices, and in additional to exceptional working environment, it will also offer facitilities such as a restaurant, a bar, storage and underground garage for 233 cars.

Denkova Basta Complex

Denkova Basta is a very large residential complex under construction in Belgrade. The construction company and investor for this project is Neimar-V. In Blok 51 along the road to Surcin there is a location set aside for the construction of Imel Group's commercial, business, and residential complex, which will be advantageous for all of Belgrade's citizens.
Lodge Gardens
According to plans, an exclusive residential zone will be incorporated into this location. On this location with an area of 1.7 ha, there is a plan for the construction of over 16000 square metres worth of residential space with all accompanying ammenities including entertainment and recreational services.

Business and Commercial Area
On a land area of 4.48 hectares, Imel Group is constructing complete infrastructure for the entire area including roads, electricity lines, sewage, telecommunications systems, and heating. The land allows for the construction of up to 40000 square metres worth of commercial and business space and there will be parking for up to 1000 cars. In the first phase of construction, the Merkur shopping centre being built by Slovenian investors will be completed and will feature two floors of shopping space. Following its completion a large shopping centre and small hotel will be built in its vicinity.

Megatrend Unversity for Applied Sciences in Belgrade has up to now been located in one of the oldest and most authentic buildings in the very centre of the city in ul. Makedonska 21.

Soon the students at this university will be able to attend classes in a new, modern building which will over technical-technological-educational conditions for studying that would be offered in some of the most advanced universities in world. The new building will have an ampitheatre with 750 seats, another two ampitheatres with 300 seats, and 15 classrooms with 60 to 120 seats. There will be two computer labratories, a student club, and an underground garage.

The new building of Megatrend is located in New Belgrade in the vicinity of Hotel Jugoslavija. The object will have 5400 square metres of space. It is expected that construction of the building will be finished by June 2006 and it is planned for all institutions to be moved to this new building.
